Architectural design
Good design can make the difference between a practical property and a place that makes people say: 'Wow!' It can also save you money by avoiding simple mistakes.

We use CAD (computer aided design) technology to create drawings that help to make good design accessible to you.

Planning applications
Before starting most work, you will need either planning permission — or confirmation that it is not needed. Planning permission can be a difficult area to negotiate.
The Local Authority needs to see drawings that show the existing layout of the property and how it will look after your proposed alterations have been done.
Your drawings will show the plan, and also how the property will look from each side ('elevation'). The materials to be used will also be shown.
Our team can give you all the professional help you need to make an application with the best chance of success — and which fulfils all your own requirements.

Building Regulations
Once you have permission to build you must satisfy the Local Authority's Building Control department that your proposals can be built safely and in line with the latest published Building Regulations.
The Regulations are technical documents and we have the expertise to write the technical response they require. These drawings include detailed notes giving the sizes and specifications of much of the work proposed.
Once you have obtained the approval, these notes also enable your contractor to estimate and carry out the work.

Specifications
Before a contract to build your proposals is awarded, we can prepare detailed specifications. These lay down the materials and style, and how the works are to be carried out.
Specifications give you a degree of control over the contract. Valuations can then be based on items of a known price, and the contractor knows the standard of finish you expect for each element of the building.
